Sign With LS provides mobile notary and loan signing services throughout Brownsville, TX and surrounding areas. Services include document notarization, real-estate closings, and general loan signing appointments.
2. Legal Compliance
All services are performed in compliance with Texas Government Code Chapter 406 and the Texas Administrative Code. We are not attorneys and cannot provide legal advice or prepare legal documents.
3. Scheduling & Payment
- Appointments must be booked in advance through our website or by phone.
- Service fees are due upon completion unless otherwise agreed.
- Cancellations within less than 24 hours may incur a cancellation fee.
4. Client Responsibilities
- You must provide valid government-issued identification at the appointment.
- Documents must be complete and ready for notarization; we cannot advise on document content.
- We reserve the right to refuse service if proper ID or documents are not provided.
5. Limitation of Liability
Our liability is limited to the amount paid for the specific service. We are not responsible for any indirect, consequential, or incidental damages arising from the use of our services or this Site.

7. Governing Law
These Terms are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts of Cameron County, Texas.
